How it works

From inspection report to real numbers, inside your window.

Due-diligence periods are often only 7 to 14 days. About2Close is built around that clock.

1

Open a property case

Enter the property address, its ZIP and your due-diligence deadline. The countdown runs in the property's own time zone.

2

Add the findings

Upload the inspection PDF or type the issues in. Tag each one with a trade: roofing, HVAC, plumbing, electrical and more.

3

Collect real bids

Verified providers who serve that ZIP and trade send itemized bids. Each one is marked as a firm bid or a remote estimate.

4

Negotiate with evidence

Compare bids side by side, then export a dated PDF and choose who sees it: your agent, the seller, or no one.

Who it's for

One set of real costs. Fair to both sides of the deal.

Know what the repairs cost before you ask for a credit.

An inspection report tells you what is wrong. It does not tell you what fixing it costs. About2Close gets you dated bids from verified local providers while you still have time to use them.

Responsible use. Bids are evidence for a conversation, not a demand letter. About2Close does not decide what a seller owes, and it does not guarantee a closing.
  1. Upload your inspection findingsThe PDF or a quick manual list. Your report stays private until you share it.
  2. Receive credible repair bidsLine items, exclusions, warranty, timing and license status, side by side.
  3. Use the bids to negotiateExport the negotiation PDF and send it to your agent, the seller's agent, or keep it.

A bundle's ZIP codes must be in the same market, with a combined population up to 60,000; larger areas are priced on request. If a slot you want is taken, get on deck: you are next if the holder does not renew or their payment fails after three attempts. A ZIP Code Exclusive is a first-bid window, not exclusive rights to the work. If a buyer's deadline is too short for a full 24 hours, the window shortens so buyers still get bids in time. Plans renew automatically until cancelled; terms are shown before checkout. Prices shown are launch prices for this preview.

Inspection companies & advertisers

Be seen at the moment buyers need you.

Sponsor a market and appear on every case in it. Every placement is clearly labeled, and none is sold as a ranking.

Sponsored

Inspection-company tile

One inspection company per market, shown to buyers starting a case before their inspection is booked.

Sponsored

Trade sponsor

One sponsor per trade per market: your labeled card beside every roofing, HVAC or plumbing bid list there. It never moves bids up the comparison.

Our promise

About2Close supports responsible negotiations by replacing guesswork with real repair costs, so both sides reach faster, more reasonable outcomes.

FAQ

Straight answers.

Does it cost buyers or sellers anything?

No. Buyers and sellers use About2Close free. Service providers pay for bid access, and advertisers pay for labeled placements.

Who sees my inspection report?

Only you, until you share it. Providers see the findings they are invited to bid on, and a seller sees your case only if you invite them. Report links expire and every view is logged.

Are the bids binding?

Each bid is labeled. A firm bid is the provider's quote for the listed scope until its validity date. An estimate is preliminary, usually from photos, and a site visit can change the price.

Does a ZIP Code Exclusive guarantee me work?

No. It gives you the first 24 hours to bid on new cases in your ZIP and trade. It does not guarantee leads, jobs or that your bid is accepted.

What happens if a provider's payment fails?

Future bidding rights pause until billing is fixed. Bids already submitted stay on record.

Does About2Close do the repairs or hold any money?

No. About2Close is a marketplace. It does not perform repairs, hold escrow or manage construction. Payment for the work is between you and the provider.
